We've all seen these For Sale By Owner (FSBO) signs in front of homes around town.

Before I got my license, the prospect of getting interested in, asking to see, falling in love, getting into a negotiation, making an offer (with or without contingencies), inspections (radon, termite, etc.), based on the type of financing we were approved for, a possible appraisal, making sure all the "t"s were crossed and all the "i"s were dotted, paying a real estate attorney to review the contract, etc., scared me to death. An FSBO option to buy or sell a home is every buyer's or homeowner's prerogative. For some people, like me, it wasn't/isn’t.
 
On the selling side, if you don't do your homework, there are many pitfalls that could occur when selling your home, in THIS market especially. Buyers are plentiful. Homes are not. Agents can sniff out scams of which there are plenty going around. To get the MOST out of selling your home with expert-level knowledge at your disposal, we HIGHLY recommend using a licensed realtor. The tools they have at their disposal to market your home, beyond the common websites, will get your home in front of hundreds if not thousands of intriguing buyers' eyes. 
 
It's the same on the buying side. Realtors have seen a thing or two that you may not be trained to notice. Buyers walk through a house saying, "Ooh, the table would go great there", or "This bedroom is the perfect color for our child". Realtors walk through a house wondering if there has been Radon mitigation or notice that the baseboard in the basement looks like it was wet at one point. Do you waive inspections? What about termites? Those are just a few of the common questions that can easily be overlooked. 
 
If you're in the market to buy a home, and you're interested in an FSBO, ask your favorite realtor to give the owner a call and see if they will work with a realtor. Surprisingly, a lot will. Good realtors can save many headaches and are worth every penny of their commission. If you want to buy or sell a home, let's start a conversation.
